When selling your home, there are a number of financial considerations to be aware of. 
These costs will come out of the sale price, so it is wise to be prepared for them.

Commissions

Real estate professionals spend a lot of time, money, and skill throughout the process of selling your home. They are compensated for their work through commissions. In British Columbia there are no set commission rates. The rates your REALTOR® charges will be discussed when signing the listing agreement.
Estimated Amount to Plan For: A certain % of the purchase price on the first $100,000 + an additional % of the purchase price on the remaining amount

Mortgage Discharge Fees by the Lender

If you are ending your mortgage before the end of the mortgage term, 
there may be fees and/or penalties owed from you to the lender. To end 
a variable mortgage, lenders typically charge 3 months of interest plus a penalty. To end a fixed mortgage, the penalty can be quite steep. It's 
always best to speak to your lender to find out exactly how much the penalty is, and if it ends up being significant, it may be worthwhile to see if your lender 
will allow you to transfer the mortgage to a new property for a smaller fee.

Fees, Disbursements & Adjustments

The fees charged by a notary or lawyer covers the cost of discharging the title for the property and the mortgage, and to ensure that anything 
you've pre-paid beyond the adjustment date is returned to you. The notary or lawyer will also ensure that utilities and other services are up to date 
in payments. Disbursements are expenses that your notary or lawyer incurs on your behalf in order to facilitate the purchase or sale of your home.
Estimated Amount to Plan For: $1,200 - $1,400

Adjustments are usually made in line with the possession date, and are reimbursements to you, the seller, for 
costs you may already have paid beyond the adjustment date, such as strata fees, utilities, city & property taxes.
